Fault reporting in your apartment
The dividing line is simple: the association owns the building's frame, pipes, ventilation and outer surfaces. You own everything on the inside — surface layers, appliances, taps, toilet seats and the apartment's own electrical fittings.
| The problem | Who fixes it | Where to report |
|---|---|---|
| Water leaking from a pipe in wall or floor | The association | Emergency line, immediately |
| Dripping tap or running toilet | You | — |
| Radiator cold in one room | The association | Fault report |
| Fridge or freezer broken | You | — |
| Ventilation noisy or weak | The association | Fault report |
| Frozen water pipe after a cold spell | The association | Emergency line, immediately |
| Window seal broken, condensation between panes | The association | Fault report |
Good to know, A–Z
Quiet hours
Quiet from 22:00 to 07:00, every day. Drilling and other loud work only between 09:00 and 19:00 on weekdays and 10:00 to 17:00 at weekends. If you are having a party, put a note in the entrance a few days ahead — it solves most of it.
Waste and recycling
Household waste goes in the containers by the entrance road. Packaging, glass and metal go to the recycling station at Blå vägen, 1.4 km away — the association has no packaging collection. Bulky waste is never left in the corridors; the municipality's tip in Tärnaby is open on Saturdays.
Skis, boots and poles
Skis and poles belong in the ski storage, not in the stairwell. Wet boots go in the boot dryer in building B — twelve pairs at a time, and it runs a three-hour cycle. Anything left in the stairwell for more than a day is moved to the storage room.
Leaving the apartment for the season
Do not turn the heating fully off when you leave. Keep the thermostat at a minimum of 15 degrees — frozen pipes are the single most expensive damage this association has had, and it happens in unheated apartments. Close the main water valve and leave a key with the board or a neighbour.
Balconies and grilling
Electric grills are allowed on balconies, charcoal and gas are not. Do not shake rugs or shovel snow over the railing — it lands on the balcony below. Flower boxes hang on the inside of the railing.
Pets
Pets are welcome. Keep dogs on a lead in the yard and in shared spaces, and clean up after them — including in winter, when it simply reappears in April.
Keys and tags
Extra tags are ordered from the board and cost 250 kr. Report a lost tag immediately so it can be blocked — a lost tag opens the ski storage, the basement and the bicycle store.
Renovations
Changes to load-bearing walls, water installations and ventilation always require the board's written approval. Bathroom renovations must be carried out by a certified contractor and the certificate is submitted to the board when the work is finished.
